Tamil Nadu stamp duty and registration fee calculator
Choose the instrument, enter the value, and see the stamp duty and the registration fee separately. Rates are those in force in Tamil Nadu, including the revisions under G.O.Ms.No.34 and G.O.Ms.No.69 of 2023.
Charges not included above. Over and above the stamp duty and registration fee, registration involves further costs: computer fee, scanning or CD charges, document writer's welfare fund, and the cost of additional paper where the document runs long. These vary by document and office.
The figures here are indicative. Duty is assessed on the guideline value or the market value, whichever is higher, and the Sub-Registrar's assessment is final. Verify on the TNREGINET portal before you pay.

How stamp duty is worked out in Tamil Nadu
Two separate charges fall due when a document is registered. Stamp duty is a tax on the instrument itself, paid under the Indian Stamp Act as it applies in Tamil Nadu. The registration fee is what the Registration Department charges to record the document. They are calculated separately, at different rates, and both are payable before the document is registered.
Duty is charged on the higher of two figures
This is the single point that catches buyers out. Duty is assessed on the guideline value or the market value, whichever is higher — never simply on the price written into the deed.
The guideline value is the rate the government publishes for land in a given street or survey number. If you agree a price below it, the department still charges on the guideline value. If you agree a price above it, you pay on your price. Look up the guideline value for the survey number on the TNREGINET portal before you budget, because the gap between the two can be substantial.
What a sale actually costs
On a conveyance, stamp duty is 7% and the registration fee 2%, so a sale carries 9% in government charges before any professional fee. On a property assessed at ₹50,00,000 that is ₹3,50,000 in duty and ₹1,00,000 in registration fee — ₹4,50,000 in total.
Family instruments are treated far more gently. A partition or a settlement in favour of family members attracts 1% duty capped at ₹40,000, with the registration fee capped at ₹10,000. Whether a transaction qualifies turns on the relationship between the parties and on how the instrument is drafted, which is worth getting right before the document is engrossed rather than after.

What this calculator does not include
Beyond stamp duty and the registration fee, registration involves further charges that vary by document and by office:
- Computer fee
- Scanning or CD charges
- Document writer's welfare fund
- Additional paper cost, where the document runs long
None of these are large individually, but they are not nil, and they are payable at the office on the day. Budget a little above the figure this calculator returns.
Paying the duty
Stamp duty and the registration fee are paid to the Registration Department, not to a lawyer or an agent. The usual sequence is to generate a challan on the TNREGINET portal, pay it electronically, book an appointment at the Sub-Registrar Office with jurisdiction over the property, and present the document with the challan on the day.
Jurisdiction is decided by where the property sits, not by where you live or where the seller lives. Presenting a document at the wrong office wastes the appointment.
Common questions
Is stamp duty in Tamil Nadu calculated on the sale price or the guideline value?
On whichever is higher. If a property's guideline value is 60 lakh and you agree a price of 50 lakh, duty is charged on 60 lakh. Buyers who budget from the agreed price alone are often caught out at the Sub-Registrar Office.
What is the stamp duty on a sale deed in Tamil Nadu?
7% of the market value as stamp duty, plus a 2% registration fee, so 9% in total on a conveyance. On a property assessed at 50 lakh that is 3.5 lakh duty and 1 lakh registration fee.
Are there other charges besides stamp duty and the registration fee?
Yes. A computer fee, scanning or CD charges, the document writer's welfare fund and the cost of additional paper where a document runs long. These vary by document and by office and are not included in this calculator.
Is there a stamp duty concession for women buyers in Tamil Nadu?
Tamil Nadu does not offer a general concession on stamp duty based on the buyer's gender, unlike some other states. Rates are set by the instrument, not the buyer.
Can I pay stamp duty online in Tamil Nadu?
Yes. Stamp duty and the registration fee can be paid through the TNREGINET portal by generating a challan and paying electronically before the appointment at the Sub-Registrar Office.
Is this calculator official?
No. It applies the published rates to the figure you enter, which is useful for budgeting. The amount actually payable is assessed by the Sub-Registrar, whose assessment is final. Confirm on TNREGINET before you pay.
